Originally broadcast on Friday, May 4, 2012 - 12:30
The financial downturn saw a dramatic fall in the number of commercial property rent reviews, as a trend emerged for landlords to stop increasing rents. This timely webinar will assess the viability of upwards only rent reviews during a recession, whilst analysing the lessons to be learnt from recent economic developments juxtaposing these against the statutory framework of the Landlord and Tenant Act 1954.
This webinar will cover:
• The statutory regime for rent reviews under the Landlord and Tenant Act 1954
• Contractual rent reviews under the express provisions of a lease
• Valuation - comparable evidence following the recession
• Are upwards only rent reviews still appropriate in a recessionary environment?
• Should reviews be settled by a third party acting as an expert or an arbitrator
• Examining the use of different indices to elevate base rent on a regular basis
